OUR RELINING STORY

The Proximity Plumbing pipe relining story

We got into pipe relining because we kept seeing the same problem: damaged drains were being treated as if digging them up was the only answer.

We knew there had to be a better way. Pipe relining can repair a damaged pipe from the inside, helping avoid unnecessary excavation, disruption and damage to surrounding areas. But the result depends on the skill of the people doing the work. A poor installation can create new problems instead of solving the original one.

That is why we invested in the right equipment, developed our expertise and built a team that takes the time to do the job properly. We use Brawoliner systems, drawing on German-developed technology and the specialist training required to install them correctly.

Today, our relining work supports both property owners and other plumbing companies. Plumbers call on us when they need a relining specialist, including when an existing repair has failed or defects need to be investigated and corrected. We also train other reliners, sharing the practical knowledge and installation skills that help them deliver better work.

We are proud to have been awarded council and government contracts, where the work must meet demanding standards and be delivered reliably. That trust reflects the care we bring to every project, from inspecting the pipe and selecting the right repair method to completing the installation and documenting the result.

For us, pipe relining is about more than installing a liner. It is about solving difficult drainage problems with care, building capability across the industry and giving customers confidence that the repair has been done properly.

THE SYSTEM WE USE

Brawoliner, and why we chose it

Brawoliner is made by BRAWO SYSTEMS in Kaiserslautern, Germany, and approved there for underground wastewater pipes (DIBt). In Australia it is WaterMark certified under WaterMark certificate 022646 (ABCB WaterMark register), to the WaterMark specification for cured-in-place pipe, which tests liners to ISO 11296-4 (WMTS-518). Its Australian scope is pipes from DN50 to DN225, the sizes found in homes and most strata buildings.

  • It goes around bends of up to 90 degrees and through changes in pipe size, so one liner can run from the house to the boundary (BRAWO SYSTEMS)

  • It forms one jointless pipe inside the old one, so roots have no join to get into

  • It can be cured with air, water, steam or light, so we match the method to the job, including vertical stacks

  • The maker states a working life of over 50 years, and every liner we install carries our 35-year installation guarantee

The liner matters, but the installation matters more. That is why our team is trained in the Brawoliner method, and why every job is recorded on camera before and after.

HOW WE RELINE A PIPE

Our relining process, step by step

Every relining job follows the same six steps. If we find something the quote didn’t cover, we stop and give you a revised fixed price before continuing.

1

CCTV inspection

A camera goes down the pipe to find every crack, root entry point, sag and junction, and measure the length to be relined. You see the footage.

2

Cleaning

Roots and build-up are cleared with a high-pressure water jetter and, where needed, a robotic cutter, so the liner sits against clean pipe.

3

Liner selection

We choose the liner, its diameter and length, and whether a full-length liner or a patch is the right repair for that pipe.

4

Installation

The resin-saturated Brawoliner is put into place through an existing access point, with no digging along the pipe.

5

Curing

The liner is cured in place to the maker’s method, forming a new jointless pipe inside the old one.

6

Post-install CCTV and written report

A second camera run shows the finished liner and the reopened junctions. You get the footage and a written report.

A 35-year guarantee and a 50-year life expectancy

Our labour also carries a lifetime labour warranty, transferable to the next owner of the property. Your written report and the CCTV footage before and after are your record of the work.

WILL RELINING FIX IT?

When relining works, and when it doesn’t

Pipe problemCan relining fix it?
Cracks and holesYes. The liner seals them from the inside.
Tree roots at joints and cracksYes, once the roots are cut out. Roots exploit faults and old joints, not intact pipe (City of Ryde).
Leaking or slightly displaced jointsUsually. Badly offset joints are repaired first.
Bends and size changesUsually. Brawoliner handles bends up to 90 degrees and changes in pipe size.
A sag (belly) or wrong gradeNo. A liner follows the old pipe’s line and grade, so water will still sit in the sag. That section is dug up and relaid.
A collapsed pipeNo. Reline only where pipes have not collapsed (City of Ryde); a collapsed section is dug up and replaced.
Asbestos cement pipesAssessed case by case. Asbestos cement sewer pipes were used before 1990 (Asbestos Safety Agency); any work that disturbs them is planned under SafeWork NSW rules.

A CCTV inspection tells us which of these your pipe has. If relining is not the right fix, we tell you, and quote the repair that is.

WHAT IT COSTS

What pipe relining costs

Half of our priced relining jobs since 2019 cost between $3,875 and $10,505, including GST, with a median of $6,530. The length, the number of junctions, the pipe’s size and condition and access move the price. See pipe relining cost in Sydney for the detail. If we find something the quote didn’t cover, we stop and give you a revised fixed price before continuing.

WHO OWNS WHICH PIPE

Your pipe or Sydney Water’s?

  • You are responsible for the wastewater pipes from your property up to where they connect to Sydney Water’s network (Sydney Water).

  • Sydney Water owns the junction, but you are responsible for your connection to it, including clearing roots that enter at the point of connection (Sydney Water).

  • A joint service, a private pipe serving more than one property, is the shared responsibility of every owner it serves (Sydney Water).

  • Your sewer service diagram shows where your pipes run. You can get it online through Sydney Water Tap in, and we bring it to every relining job.

  • If a relining job leaves a live junction closed, Sydney Water sends the relining contractor back to reopen it (Sydney Water). We confirm every live junction before lining, and reopen each one after.

TREE ROOTS

The trees that cause most drain problems

Roots enter small cracks in wastewater pipes looking for water and nutrients, and grow until they block them. Sydney Water advises not planting trees within 6 metres of wastewater pipes, and names the species most likely to cause trouble, including figs, jacarandas, gums, camphor laurels, bottlebrush, lilly pillies, liquidambars, plane trees, willows and bamboo (Sydney Water).

Cutting roots out clears the blockage for a while; relining stops them coming back, because there is no crack or join left for them to get into.

STRATA BUILDINGS

Relining in strata: who pays?

The owners corporation must maintain and repair common property (Strata Schemes Management Act 2015, s 106). Pipes that serve more than one lot are generally common property; pipes serving only one lot, outside common property walls, are usually the lot owner’s, if the by-laws adopt the common property memorandum (NSW Government). Check your registered by-laws.

We reline vertical stacks and shared drains in apartment buildings, using steam curing where pipes run down several floors, and give the strata manager a written report and CCTV footage that show which pipes the work was on.

THE RULES IN NSW

Relining is licensed drainage work

  • In NSW, plumbing and draining work needs a licence whatever it costs (Building Commission NSW). Our contractor licence, 285594C, holds the Drainer class.

  • Drainage work in Sydney is notified to Building Commission NSW, and the person who arranged the work gets a copy of the Certificate of Compliance and the sewer service diagram (NSW Government).

  • The WaterMark specification requires installers to be trained by the liner’s maker or a registered training organisation, and licensed where they work (WMTS-518).

INSURANCE

Will insurance pay for relining?

Usually not for the pipe itself. Many home policies exclude damage caused by tree roots and gradual deterioration. One insurer, for example, says root-damaged pipes are not covered, but resulting water damage may be covered under escape of liquid (Suncorp). Check your own policy.

Our CCTV footage and written report show what failed and why, which is what your insurer will ask for.
